Signing the Power of Attorney at the Greek Commission of investor’s country of residence

1. AUTHORIZATION

After the investor contacts us and signs the reservation form it is optional, either to come to Greece to complete all formalities or authorize a lawyer. If the investor opts for the second option, a lawyer will draft a Power of Attorney that he/she must sign at a Greek Commission at the investors’ country of residence. The investor can also apply for in-house finance at this stage.

2. PREPARATION

Once the lawyer receives the Power of Attorney, we will proceed to acquire a Greek tax number for the investor and open a bank account. It is mandatory to have a Greek tax number to purchase property in Greece, while the payment for the property must be made from a bank account in Greece in the name of the investor, according to Greek law. The investor will also receive feedback on his/her application for in-house finance – if applied.

3. DEAL SOURCING

While we complete formalities, we will provide the investor with proposed properties, which meet their needs and search criteria. If the investor wishes to visit Greece for properties’ viewing, we can arrange a trip and welcome him/her in Greece. Otherwise, a virtual tour and/ or a 3D model of the property could also be provided.

4. PROPERTY ACQUISITION

After we ensure that the investor has found the right property for him/her, he/she shall transfer the funds to his/her account in Greece. If in-house finance is approved, we will transfer the financed amount to the investor’s account. We will prepare all the relevant documents and contracts and book a time for the property transfer.

5. SUBMISSION OF APPLICATION

Once we receive the title deed, we can submit the applications for Golden Visa for all applicants.

6. ISSUANCE OF TEMPORARY RESIDENCE PERMIT

Once the application is submitted, a temporary residence permit will be issued, which will allow the investors and their families to reside in Greece and enjoy unrestricted and unlimited travel in the European Schengen Zone (26 countries).

7. BIOMETRIC DATA

The only step that requires the investor’s physical presence is the submission of biometric data. All the other procedures can be undertaken by our team and our/your authorized lawyer.

8. ISSUANCE OF GOLDEN VISA

Once the application is approved, we will receive the residence permits and send them by courier to the investor. The Residency cards and National ID’s are issued to you via courier once the balance of professional fees has been paid and settled*.

«Как только наш юрист получит доверенность, мы приступим к получению греческого налогового номера для инвестора. Для покупки недвижимости в Греции необходимо иметь греческий налоговый номер. Это не обязательно, поскольку мы можем предоставить ВСЕ услуги и выполнить весь процесс без необходимости приезда инвестора в Грецию. Для инвестора необязательно приехать в Грецию или подписать доверенность на нашего юриста. Такая доверенность должна быть подписана в греческой комиссии в стране проживания инвестора».

Шаг 3

На этом этапе мы откроем для инвестора банковский счет в банке в Греции. Оплата за недвижимость должна быть произведена с банковского счета в Греции на имя инвестора, согласно греческому законодательству. Инвестор получит отзыв о своей заявке на внутреннее финансирование - если она подана.

Шаг 4

Инвестор переводит средства на свой счет в Греции. Если внутреннее финансирование будет одобрено, мы переведем профинансированную сумму на счет инвестора. Мы подготовим все необходимые документы и контракты и забронируем время для передачи имущества.

Шаг 5

Как только мы получим свидетельство о праве собственности, мы сможем подать заявки на получение Золотой визы для всех заявителей.

ШАГ 6

«Как только заявка будет одобрена, мы получим вид на жительство и отправим их инвестору курьером.

Карты проживания и национальные удостоверения личности выдаются вам курьером после оплаты и погашения остатка профессиональных сборов.
Выдача вида на жительство осуществляется исключительно по усмотрению правительства Греции, но, как правило, заявка отклоняется только в том случае, если в результате должной осмотрительности выясняется, что заявитель сделал ложные заявления в формах заявки или других представленных документах; участвовал в преступной деятельности или находится под следствием в связи с преступной деятельностью; или был (или предположительно был) вовлечен или связан с какой-либо деятельностью, которая нанесет дурную славу Греции.
