1. AUTHORIZATION

After the investor contacts us and signs the reservation form it is optional, either to come to Greece to complete all formalities or authorize a lawyer. If the investor opts for the second option, a lawyer will draft a Power of Attorney that he/she must sign at a Greek Commission at the investors’ country of residence. The investor can also apply for in-house finance at this stage.

2. PREPARATION

Once the lawyer receives the Power of Attorney, we will proceed to acquire a Greek tax number for the investor and open a bank account. It is mandatory to have a Greek tax number to purchase property in Greece, while the payment for the property must be made from a bank account in Greece in the name of the investor, according to Greek law. The investor will also receive feedback on his/her application for in-house finance – if applied.

3. DEAL SOURCING

While we complete formalities, we will provide the investor with proposed properties, which meet their needs and search criteria. If the investor wishes to visit Greece for properties’ viewing, we can arrange a trip and welcome him/her in Greece. Otherwise, a virtual tour and/ or a 3D model of the property could also be provided.

4. PROPERTY ACQUISITION

After we ensure that the investor has found the right property for him/her, he/she shall transfer the funds to his/her account in Greece. If in-house finance is approved, we will transfer the financed amount to the investor’s account. We will prepare all the relevant documents and contracts and book a time for the property transfer.

5. SUBMISSION OF APPLICATION

Once we receive the title deed, we can submit the applications for Golden Visa for all applicants.

6. ISSUANCE OF TEMPORARY RESIDENCE PERMIT

Once the application is submitted, a temporary residence permit will be issued, which will allow the investors and their families to reside in Greece and enjoy unrestricted and unlimited travel in the European Schengen Zone (26 countries).

7. BIOMETRIC DATA

The only step that requires the investor’s physical presence is the submission of biometric data. All the other procedures can be undertaken by our team and our/your authorized lawyer.

8. ISSUANCE OF GOLDEN VISA

Once the application is approved, we will receive the residence permits and send them by courier to the investor. The Residency cards and National ID’s are issued to you via courier once the balance of professional fees has been paid and settled*.

(2) The only step that requires your physical presence is the submission of biometric data. All the other procedures can be undertaken by our team and our/your authorized lawyer.
(3) The granting of residence permits is at the sole discretion of the Greek Government but, generally, the application is only denied if the due diligence reveals that the applicant has made false statements in the application forms or other submitted documents; has engaged in criminal activities or is under investigation in relation to criminal activities; or has (or is alleged to have been) engaged in or associated with any activity that would bring disrepute to Greece.
